I can arrange a nationwide PPO privately for Maryland investors. If you own rentals around Anne Arundel, perhaps including a vacation property across state lines, here's how to match insurance to your rental income and potential sales.
Hi, I'm Sam Jaber. I'm licensed in 36 states and help rental property owners find health coverage suited to their income. If you're in Maryland, we can arrange everything over the phone.
Consider an investor in Anne Arundel County who lives in Severna Park. She rents four Annapolis and Eastport townhouses, mainly to military and healthcare families who relocate every few years. She also owns a Delaware beach condo that brings in weekly summer rental income. One Eastport townhouse has gained considerable value, and she's thinking about selling next year. She shops through Maryland Health Connection, where the right insurance depends on whether she keeps her properties or completes that sale.
Maryland Health Connection has 43 individual medical plans in Anne Arundel County for 2026. Of those, thirty-nine are HMOs and four are PPOs. Unlike most states, Maryland is among the few that use the same marketplace pricing across regions. That makes the PPO premium difference substantial throughout the state. For someone age 40 paying without a subsidy, the lowest-priced silver PPO costs 64% more than the lowest-priced silver HMO.
I can help you buy a nationwide PPO privately in Maryland instead of using the marketplace. Approval and pricing depend on your health, and the network extends beyond state borders, whether you're visiting Rehoboth, checking another investment property or seeing relatives elsewhere.
Maryland Health Connection calculates household income using rental profits after deductions for mortgage interest, property taxes, insurance, maintenance, management, condo fees and depreciation. Other household earnings count too. Premium assistance extends through four times the federal poverty level.
A property sale can completely change your eligibility. Premium credits depend on modified adjusted gross income, which generally includes the profit from selling a townhouse. That's why we need to project next year's income instead of relying on last year's figures.
Maryland Health Connection is where you must enroll to use the credit. Because the subsidy follows a benchmark silver plan, you'd pay the PPO's 64% additional cost yourself. An HMO is therefore usually more economical for investors eligible for assistance. HMOs generally cover outside-network treatment only for emergencies. If you spend summers at your Delaware condo, check whether nearby urgent care facilities participate before depending on that plan.
Next step: Give me your doctors and last year's Schedule E. I'll compare Anne Arundel HMO networks and show the prices after applying your credit.
One property closing may lift annual income beyond the premium credit range. If advance credits were already applied, you'll reconcile the excess on your tax return. For tax years after 2025, there's no maximum repayment amount. Work out your insurance strategy before putting the property up for sale.
For healthy investors paying full premiums, private medically underwritten plans can offer better value. After reviewing your health questionnaire, the insurer may accept you, accept you with a particular condition excluded or decline you. Healthy applicants frequently pay less than the marketplace's unsubsidized price. I'll compare the benefits with you before you enroll.
Next step: Contact me before listing your property. We'll compare a nationwide PPO quote with Maryland Health Connection's unsubsidized rates for the sale year.
A roof replacement combined with two vacant properties can substantially reduce taxable rental income. Maryland participates in Medicaid expansion, and KFF puts its adult income threshold at 138% of the poverty level. If your accurate projection meets that limit, Medicaid may work until your units are rented again and you return to marketplace coverage.
Next step: Call me before submitting applications during a low-income year. We'll review the household figures and determine which coverage fits.
