Here's how real estate investors in Georgia are saving money on their health insurance this year

I can arrange a nationwide PPO anywhere in Georgia, including counties without one on Georgia Access. Here's how investors and property managers compare plans based on rental earnings, sales and their home county.

Sam Jaber, licensed health insurance broker

Hi, I'm Sam Jaber. I help Georgia landlords, property flippers and managers arrange insurance by phone. Georgia is among the 36 states where I hold a broker license.

Your Georgia address affects more than property taxes. Your residential county determines whether Georgia Access offers a PPO at all. Factor in rental profits, sale proceeds, tax deductions and a Medicaid program without full expansion, and choosing insurance becomes a matter of your household's particular circumstances.

You can still get a nationwide PPO in Georgia

Of the 211 individual medical plans on Georgia Access this year, 203 are HMOs. Just 8 are PPOs, all issued by one company and available across 71 of Georgia's 159 counties. Richmond County around Augusta, Bibb County around Macon and Clarke County around Athens have access. Chatham County in Savannah, Muscogee County in Columbus and central Atlanta counties don't.

Where Georgia Access does offer a PPO, the price difference is relatively modest. Its lowest-cost silver option runs 4% to 21% higher than the lowest-priced silver HMO across those rating areas. Investors eligible for premium credits in those counties may find the exchange a good choice.

For households paying unsubsidized premiums or living in counties without an exchange PPO, I can arrange a private nationwide PPO throughout Georgia. Medical underwriting determines your rate, and the national network keeps you covered in network while visiting properties or traveling elsewhere.

Rents, sales and the number that counts

Marketplace savings take account of rental profits and most distributions from IRAs and 401(k) accounts. Rental earnings generally appear on Schedule E after deductions for repairs, management, mortgage interest and depreciation. When you sell, the taxable gain enters your income for the closing year.

Georgia offers limited help at the lowest income levels. Without full Medicaid expansion, Georgia Pathways is the available route, listed at 100% of the poverty level and requiring qualifying work or other activity. Marketplace premium credits also generally begin at that income threshold.

Scenario 1 of 3

You're selling this year and the household is healthy

A substantial property sale can raise annual income beyond premium credit limits, leaving Georgia Access coverage at its full premium. For a healthy household, that's a good time to compare a private nationwide PPO.

The insurer first reviews your medical answers, then either accepts your application, rejects it or accepts it with a specified exclusion. Favorable health histories often produce premiums below full exchange prices. We'll examine policy benefits before making a choice.

Scenario 2 of 3

A buy-and-hold year

When rental income keeps you within the credit limits, Georgia Access generally offers better pricing. Consider its PPO seriously if your county has one. Otherwise, check which HMO networks include your doctors.

Georgia Access begins taking 2027 applications November 1, 2026. For coverage starting January 1, enroll no later than December 15. Open enrollment finishes January 15, 2027.

Scenario 3 of 3

Write-offs left almost nothing taxable

Major renovation deductions can bring taxable income nearly to zero, creating a coverage problem in Georgia. Premium credits generally aren't available below 100% of the poverty level, while Pathways requires qualifying activity. Your tax professional determines the reported income; I'll explain the consequences for insurance eligibility.

Questions real estate investors ask me

Straight answers, no sales pitch.

Does rental income count for savings on Georgia Access?

Yes. Your net rental earnings, taxable property-sale gains and most withdrawals from retirement accounts all contribute.

Can a Savannah or Atlanta investor buy a PPO on Georgia Access?

No. Georgia Access doesn't sell its PPO in Chatham or central Atlanta counties. I can help healthy investors obtain private nationwide PPO coverage anywhere in Georgia.

Is the Georgia Access PPO expensive?

Where available, the difference is fairly small. The least expensive silver PPO costs between 4% and 21% more than the lowest-priced silver HMO in those areas.

Can I deduct premiums against rental income?

Have your tax preparer make that determination. The self-employed deduction depends on business profit, whereas rental earnings are generally reported on Schedule E.

Tell me what your portfolio is doing this year

Give me your county, expected rental profit, possible property sales and the people needing coverage. I'll compare Georgia Access against a private nationwide PPO and provide actual quotes.
